Association Management

Stellar Properties has been managing Condominium, Townhome and Homeowner Associations since 2008. We provide management services for Pool/Clubhouse Associations and Commercial Associations as well.

The Association’s financial reporting and administration is a high priority at Stellar Properties; we employ Certified CPAs to ensure the most accurate accounting in the industry.

Telephone calls and emails are returned by the next business day. After hour emergency calls are returned within 30 minutes.

Work orders are processed daily and approved by the manager prior to being submitted to vendors. We use third party vendors to ensure the most competitive pricing for our associations, opposed to an in-house maintenance staff with set pricing.

Our policy is that the Board directs Management; Management does not direct the Board.

And our philosophy is not to be the largest management company, but to be the BEST!

Rental Application

The application fee is $50 per applicant.

To process your application you are required to securely Upload the items below to our screening company NTN-Chicago:

  • 3 most recent pay stubs from all employers

  • Copy of Driver’s License or State Issued ID

  • Copy of most recent bank statement(s)

Please note the documents are for a rental application with Diane Quattrochi and be sure your name is on each document. Documents must be received for the application to be processed.

Screening Criteria

The criteria listed below may be adjusted, depending on the specific property you are applying for and conditionally accepted if applicant is able to pay additional months, (or more) of rent when signing the lease or has a qualified co-signer. The decision will be based on all of the data collected below and at the discretion of the property owner.

  • DecisionPoint® score in excess of 70 and/or FICO score in excess of 625

  • Employment history of more than 12 months at current position

  • Lack of negative landlord reporting for 12 months

  • Debt (rent plus monthly expenses) to net income ratio not to be greater than 50%

  • Pets: May be accepted at some properties, please inquire before completing your application

  • Applicant must be able to provide initial rent and deposit as required by specific property

The following criteria are non-negotiable:

  • No eviction filing or judgments within the last 7 years

  • No smoking
